Dangerous Structures & Public Safety

We assess Dangerous structures by the level of risk based on initial information as low, medium or high risk. Low risk and medium risk is responded to by site visit within 6 hours or sooner and high risk is immediately a Surveyor can be contacted.

Please note - if a low or medium risk dangerous structure is reported electronically outside of normal office hours, it will not be processed until the office is open. In such circumstances, a surveyor will visit the site on the first day that the office is open following the report being submitted. All high risk situations must be reported using the emergency contact numbers.

Owners are given a choice of employing their own contractor, Waveney Contract Services or Building Control's agreed 24 hour emergency contractor, provided a suitably timed response is agreed appropriate to the circumstances and responsibility for costs are also agreed.

In the event owners cannot be readily contacted emergency powers may be invoked and can include a requirement for owners to meet reasonable costs incurred.


Following notification of a "controlled demolition" in accordance with the "Building Act" Building Control will serve a notice for certain prescribed works such as shoring, blocking off drains etc and works relating to Health and Safety to be carried out within 6 weeks of notice and a copy given to certain statutory undertakers, also site specific works may be included such as fencing, noise nuisance etc.

When a satiafactory completion inspection is carried out, the completion certificate will be issued for controlled Building Regulation work. A satisfactory completion of a demolition will result in the Demolition Notice being closed.
