SAP is the Government's recommended
system for energy rating of dwellings. The Standard Assessment
Procedure is used for calculating a property’s energy efficiency.
This is given on a scale from 1 to 100, based on the annual energy
costs for space and water heating and also for calculating the
Carbon Index, on a scale of 0.0 to 10.0, based on the annual CO2
emissions associated with space and water heating. The higher the
SAP rating the more energy efficient your home is.
Any house built after 1st April 2006 needs to meet the 2005 SAP
ratings, this broken down into two parts:
- TER: Target Emission Rate
- DER: Design Emission Rate
The TER calculation is based on the property as it has been
designed making 2 assumptions:
- 1. The boiler efficiency rate
- 2. The air permeability rate
The DER calculation is the same calculation but with the true
results of the Boiler and Air permeability, and the result for the
DER must be equal or better then the TER result.
From 6 April 2008, all homes built and physically complete on or
after this date, will also need to have an
Energy Performance Certificate (EPC) provided on completion.
The only person who is able to produce an Energy Performance
Certificate is an accredited energy assessor.
Waveney Building Control department is an organisation where our
surveying team are authorised to produce SAP calculations and
Energy Performance Certificates accredited independently with
Elmhurst Energy Systems.
